New Housing Developments Coming to Loudoun County in 2026 and Beyond

If you live in Loudoun County, or you are considering buying a home here, you already know one thing: Loudoun continues to change.
As a Loudoun County REALTOR® and longtime local resident, I pay close attention not only to what is happening in our housing market today, but also to what is being planned for tomorrow. New residential development can add housing choices and amenities. It also brings changes to traffic, infrastructure, public facilities and inventory that are worth understanding before you buy or sell.
For homeowners, buyers and sellers, the development pipeline is simply another set of facts to have in hand. Below are several approved projects and corridors I am following, along with where each one stands as of summer 2026.
Tillett's View | Ashburn and Broadlands, 20148
One project particularly relevant to Ashburn and Broadlands residents is Tillett's View, on approximately 50 acres near the intersection of Belmont Ridge and Waxpool roads.

38 Affordable Dwelling Units
The Loudoun County Board of Supervisors approved the application in July 2024 on a 5-4 vote, after a reconsideration process and a downsizing of the original plan. In response to community questions about traffic on Waxpool Road, the Board also directed staff to study traffic conditions in the Waxpool area.
Where it stands now: Tillett's View is no longer just a plan on paper. Pulte Homes is actively selling townhomes there in the 20148 ZIP code, with four floor plans ranging from approximately 1,887 to 2,823 sq.ft. and base pricing that starts in the high $600s. The first anticipated completions are listed for fall 2026.
Why I am following it: For nearby homeowners, this is not only a question of 300 additional homes. It is about how new housing, road improvements and traffic studies come together in an already busy part of Ashburn, and how a new-construction townhome option changes the range of choices available to buyers in 20148.
Arcola Farms | Brambleton and Arcola
Arcola Farms is another significant residential project, on approximately 80 acres between Ryan Road and Evergreen Mills Road, just west of Brambleton.
Up to 307 single-family detached homes
39 affordable units, representing approximately 12.5% of the community
Approved in July 2024
Located along a corridor that continues to see substantial residential activity
For buyers considering Brambleton, Arcola and the surrounding area, it helps to look beyond an individual subdivision and understand the larger picture, including approved housing, planned roads, public facilities and surrounding land uses. Ryan Road itself is the subject of a separate county widening project between Evergreen Mills Road and Beaverdam Drive.
Village at Clear Springs | Evergreen Mills Road, South of Leesburg
One of the larger residential approvals to follow is Village at Clear Springs, east of Evergreen Mills Road, south of the Town of Leesburg, west of the Dulles Greenway and near Shreve Mill Road.
Approximately 246 acres
1,077 planned dwelling units
230 single-family detached homes
667 single-family attached homes
180 multifamily attached affordable units
A tennis and pickleball complex associated with USTA Mid-Atlantic
The Board of Supervisors approved the rezoning in April 2024. The approval commits approximately 18% of the homes toward the county's attainable housing goals. The project is notable because it pairs a large amount of housing with a destination recreational component: a roughly $42 million USTA Mid-Atlantic competition center.
Loudoun Habitat for Humanity is building 12 affordable townhomes within the community, including units designed for senior residents, and has described the project as moving into its build phase.
Why I am following it: More than 1,000 approved homes in a single community, delivered alongside a regional sports facility, will influence housing supply, traffic patterns and amenities along the Evergreen Mills corridor for years.
Evergreen Mills Road | A Growth Corridor to Watch
Village at Clear Springs is only one reason I watch Evergreen Mills Road. Approved development, planned transportation work and public infrastructure projects are all reshaping the corridor south of Leesburg at the same time.
Loudoun County is moving forward with intersection improvements involving Evergreen Mills, Watson and Reservoir roads, and a Leesburg South Fire, Rescue and Hazmat station is under construction at Evergreen Mills Road and The Woods Road.
This is exactly why it helps to look at development at the corridor level rather than evaluating each subdivision in isolation. Housing, roads, public facilities and commercial uses collectively change how an area functions day to day.
Defender Drive | South Riding and Route 50
Near Route 50 and South Riding Boulevard, the Defender Drive rezoning was approved in July 2024 for 161 homes on approximately 14 acres.

One notable element of this approval is that, under the previous zoning, the applicant could have pursued a data center on the property by right. That illustrates a land-use question Loudoun residents now encounter regularly: the issue is often not whether a property will be developed, but what type of development ultimately occupies it.
How much more housing is coming to Loudoun County?
These projects represent only a portion of Loudoun County's approved residential development. The county maintains a Residential Pipeline that tracks projects approved through legislative action or permitted by right that are not yet completely built.
The county's most recently published pipeline tables are dated June 30, 2025. They categorize remaining units as single-family detached, single-family attached or multifamily, and separately track affordable and age-restricted units by policy area, planning subarea and election district. The county's formula is straightforward: approved units, minus permitted or built units, equals remaining pipeline units.
Loudoun also publishes an interactive map of existing and planned residential communities showing acreage, how many units have been built, how many may eventually be built and how complete each community is. Both tools are free, public and worth bookmarking.
What Future Development Means for Homeowners
When I talk with homeowners about future development, I do not frame it as automatically good or bad. The more useful question is a factual one: what has actually been approved near this particular community, and on what timeline?
Here is what I look up for clients:
Approved housing counts and the range of home types coming to market
Traffic patterns, planned road improvements and active transportation studies
Public facilities in the capital plan, including schools, fire and rescue stations and parks
Retail, restaurant and community amenity plans
Surrounding zoning and permitted land uses on nearby parcels
The timeline over which a community is expected to build out
From a real estate perspective, information does not stop at your property line. That is why I encourage buyers to understand not only the house they are purchasing, but also the surrounding zoning, approved projects, transportation plans and undeveloped parcels nearby. For sellers, knowing what is approved nearby helps you answer buyer questions accurately and prepare the documentation that supports your asking price.
A note on schools: school assignments and capacity are set by Loudoun County Public Schools, and boundaries can change as new communities come online. I am glad to point you to the LCPS planning resources so you can review current attendance zones and capacity data directly.
Loudoun County Continues to Evolve
Loudoun County remains one of Northern Virginia's most active real estate markets, and the conversation around growth is not going away. As the county evolves, residents benefit from understanding what has been approved, what remains in the pipeline and how those decisions may affect individual communities.
I will keep following residential development throughout Ashburn, Broadlands, Brambleton, Leesburg, Sterling, Aldie, South Riding and western Loudoun, and sharing updates as projects move forward.
Local expertise is not only about what homes sold for last month. It is about knowing what has been approved, what is under construction and what is still on the drawing board.
