I have the advantage of writing about Broadlands not only as a real estate professional but as someone who lives here. My family and I chose this community for many of the same reasons my clients do — the schools, the natural surroundings, the sense of connection, and the everyday convenience that comes with a thoughtfully designed neighborhood. What follows is a comprehensive look at what makes Broadlands one of the most established and desirable communities in Ashburn and in all of Loudoun County.


A community designed around nature


Broadlands is an award-winning master-planned community spanning approximately 1,500 acres in eastern Loudoun County. Developed by Van Metre Companies beginning in the mid-1990s, the community was built with an uncommon commitment to preserving the natural landscape. The entire neighborhood flows around Stream Valley Park, a 150-acre expanse of trails, wetlands, and wildlife preserves that serves as the community's green spine.

That commitment to the environment earned Broadlands certification as a Community Wildlife Habitat by the National Wildlife Federation — one of only a handful of communities nationwide to receive the designation. For residents, this means daily life unfolds alongside wooded trails, gentle creeks, and open spaces that give the neighborhood a character that newer developments simply cannot replicate.

One of Broadlands' greatest strengths is the diversity of its housing options. The community accommodates over 4,000 residences and includes single-family homes, townhomes, condominiums, and apartments across a range of sizes, styles, and price points.


Home prices generally range from the mid-$400,000s for condominiums to well over $1 million for larger single-family homes, depending on square footage, lot size, and finishes. Newer construction is available as well — the Demott & Silver neighborhood, for example, offers townhomes and townhome-style condominiums with contemporary design and modern amenities.

Broadlands is home to three elementary schools — Hillside, Mill Run, and Waxpool — as well as Eagle Ridge Middle School. High school students attend Briar Woods High School, which is located nearby. Amenities that rival a resort


The breadth of amenities in Broadlands is one of the first things that impresses newcomers. The community features three swimming pools, a staffed fitness center, nine tennis courts across four locations, basketball courts, and 23 tot lots for young children. Miles of paved trails wind throughout the neighborhood, connecting homes to parks, schools, and commercial areas.



The crown jewel of Broadlands' amenity package is the Broadlands Nature Center, a 5,000-square-foot facility staffed by naturalists and featuring live animal exhibits, educational programs, summer camps, and nature-focused activities for all ages. It is a genuinely unique resource that sets Broadlands apart from virtually every other community in the region. Residents enjoy access as part of their HOA membership.

The community calendar is equally robust. The Broadlands Live summer concert series has been a neighborhood tradition for years, Flicks in the Sticks brings families together for outdoor movies, and seasonal events — from spring egg hunts to holiday celebrations — create a rhythm of community life that residents genuinely look forward to.


Shopping, dining, and everyday convenience


Daily errands rarely require leaving the neighborhood. Broadlands Marketplace, located along Wynridge Drive, anchors the community's commercial core with a Harris Teeter, Walgreens, restaurants, banking, and professional services. Additional retail and dining options are available at nearby Broadlands Village Center and the Shoppes at Ryan Park.

For a wider selection, One Loudoun is approximately five minutes away and offers a curated mix of restaurants, shops, entertainment venues, and the Alamo Drafthouse cinema. The Route 7 corridor and Dulles 28 Shopping Centre provide even more options within a short drive.

Location and commute


Broadlands occupies a strategic location in eastern Loudoun County, situated just off the Dulles Greenway at Claiborne Parkway (Exit 5). This provides efficient access to Leesburg to the west and the Dulles corridor to the east.



The most significant recent development for commuters is the Ashburn Metro Station on the Silver Line, which opened in November 2022 and is located at the southeast corner of the community. The station provides direct rail access through Dulles Airport and into Tysons, Arlington, and downtown Washington, D.C. — a transformative addition for residents who work in the capital region.

Washington Dulles International Airport is approximately seven miles south, reachable in under 15 minutes. Major commuter routes including Route 28, Route 7, and Loudoun County Parkway are all easily accessible.

For those who prefer active transportation, the Washington & Old Dominion Trail — a paved 45-mile multi-use path running from Shirlington to Purcellville — is accessible from the community, connecting residents to a regional trail network for cycling, running, and walking.

What often surprises people about Broadlands is the strength of its community spirit. The Broadlands Homeowners Association is active and well-managed, supporting an array of programs, events, and volunteer initiatives throughout the year. The community publishes a monthly newsletter, hosts community-wide outreach programs, and fosters a sense of involvement that is increasingly rare in neighborhoods of this size.


With a population of approximately 14,000 residents and a median household income of roughly $200,000, Broadlands attracts professionals and families who value education, nature, and a high quality of life. The community is diverse, engaged, and genuinely welcoming — qualities I experience firsthand as a resident.
